An apartment is a big commitment with many moving parts. Run through this checklist before you decide on any flat in Chennai.
Builder & project
- Builder's track record and past project quality.
- RERA registration for under-construction projects — verify the number.
- CMDA/DTCP approval for the building plan and layout.
The flat itself
- Carpet area (not just super built-up) and price per carpet sq ft.
- Light, ventilation, facing and the view from the actual unit/floor.
- Number of bathrooms, balconies and usable layout.
Building & amenities
- Water supply source and reliability (a real Chennai concern).
- Power backup, lift, and covered car parking allotment.
- Maintenance charges and what they cover.
- Security, and the quality of common areas.
Legal & financial
- Clear title, parent documents and EC.
- Completion/occupancy certificate for ready flats.
- Approved bank list (makes your home loan easier).
- Total cost including stamp duty, registration and GST (if under-construction).
The neighbourhood
Finally, step back and assess the location: commute to work, schools, hospitals, markets and how the area is likely to develop. The right flat in the wrong location rarely ends well — and a slightly smaller flat in a great location usually beats the opposite.
