How stamp duty & registration work in Tamil Nadu

When you register a property document in Tamil Nadu you pay two charges to the State: stamp duty and a registration fee. Both are calculated on the higher of the agreement (sale) value or the Government guideline value fixed for that locality.

  • Sale / Conveyance: 7% stamp duty + 4% registration (this also applies to first-sale builder flats on the composite value since Dec 2023).
  • Family transfers (gift, settlement, partition, release among family): concessional 1% with caps.
  • Women buyers: 3% registration instead of 4% on property up to ₹10 lakh (from April 2025); stamp duty stays 7%.
  • Lease & mortgage: rates vary by tenure / loan amount, with registration caps.

Rates are based on the Tamil Nadu Registration Department's published "Stamps and Registration Fee" schedule. This tool gives an indicative estimate only — confirm the exact payable amount at the Sub-Registrar Office or on tnreginet.gov.in before registering.

Frequently asked questions

How is stamp duty calculated in Tamil Nadu?

Stamp duty is charged on the higher of the agreement (sale) value or the Government guideline value fixed for that locality, at the rate for your document type — for example 7% for a sale deed.

What are the stamp duty and registration charges for a property sale in Chennai?

For a sale/conveyance in Tamil Nadu the stamp duty is 7% and the registration fee is 4% of the property value — a total of about 11%.

Do women get a discount on stamp duty in Tamil Nadu?

From 1 April 2025, women pay 3% registration instead of 4% on property valued up to ₹10 lakh. Stamp duty stays 7% for everyone, so there is no stamp-duty discount.

Is stamp duty lower for gifts or transfers within a family?

Yes. Gift, settlement, partition and release among family members are charged a concessional 1% stamp duty with caps (up to ₹25,000 stamp duty and ₹4,000 registration), instead of the full 7% + 4%.

What is guideline value?

Guideline value is the minimum value the Government fixes for a property in each locality. If your sale price is below the guideline value, stamp duty and registration are charged on the guideline value.

How do I pay stamp duty and register a property in Tamil Nadu?

Payment and registration are done at the Sub-Registrar Office, with details and guideline values available online at tnreginet.gov.in. The document is registered after the duties are paid.
