What guideline value means, why it decides your stamp duty, and how to check it online for any street in Tamil Nadu.

Guideline value (also called guidance value or government value) is the minimum value the Tamil Nadu government fixes for a property in a given area/street. It's the basis for stamp duty.

Why it matters

  • Stamp duty and registration are charged on the higher of your actual sale price or the guideline value.
  • If you buy below guideline value, you still pay duty on the guideline value.

How to check it

  1. Go to tnreginet.gov.in.
  2. Open the Guideline Value search.
  3. Search by zone / sub-registrar office / village / street, or by survey number.
  4. Note the value per sq ft (or per ground/cent) for your location.
