Land is one of the most rewarding — and most paperwork-heavy — investments in Chennai. Follow this sequence and you will avoid the most common (and expensive) mistakes.
1. Shortlist by location and purpose
Decide whether you want a plot to build a home soon, or to hold as an investment. End-use plots favour connectivity, water and schools; investment plots favour growth corridors and approved layouts with clear titles.
2. Verify the title and documents
Check the Patta, the chain of sale deeds (parent deed to current deed), and pull an Encumbrance Certificate for at least 13 years. Confirm the survey number and extent match across all documents. (See our guide on Patta, Chitta and EC.)
3. Confirm the approval
Ensure the layout is DTCP or CMDA approved, with a verifiable approval number, and that your specific plot lies within the approved layout.
4. Inspect the land physically
- Match the boundaries on the ground to the survey sketch (FMB).
- Check road access, width and whether it is a recognised approach road.
- Look for water-logging signs, low-lying areas and the level relative to the road.
- Ask about groundwater and the nearest EB (electricity) connection.
5. Check guideline value and budget the full cost
Look up the government guideline value for the area, then budget for stamp duty and registration on top of the price (see our stamp duty guide). Factor in legal fees, fencing and any development charges.
6. Agreement, then registration
Sign a sale agreement that records price, timeline and advance. On completion, the sale deed is registered at the Sub-Registrar's office and stamp duty is paid. Collect the registered deed and an updated EC reflecting your purchase, then apply to transfer the Patta to your name.
7. After buying
Mutate the records into your name, pay property tax, and secure the boundary (fencing or a compound wall) to prevent encroachment. A registered, fenced, mutated plot is a clean asset you can sell or build on with confidence.
Use a property advocate for title verification — it is the cheapest insurance you can buy on a land deal.
