Registering a property transfers legal ownership to your name. Here's the typical process in Chennai / Tamil Nadu.
Step 1 — Verify documents
Check the title deed, parent documents, Encumbrance Certificate (EC), Patta/Chitta and approvals. Confirm there are no dues or disputes.
Step 2 — Determine the value
Stamp duty is charged on the higher of the sale value or the Government guideline value for that locality. Check the guideline value on tnreginet.gov.in.
Step 3 — Pay stamp duty & registration fee

Step 4 — Register at the Sub-Registrar Office
Buyer, seller and two witnesses appear (or a PoA holder), submit the deed, give thumb impressions/photos, and the document is registered.
Step 5 — Collect the registered deed & mutation
Collect the registered sale deed, then apply for mutation/patta transfer to update revenue records in your name.
